The two things that matter most

1. We are a referral service. When you hire the contractor we introduce you to, your contract is with them. We are not a party to it, we don't perform the work, and we don't guarantee it.

2. The permit and specification information on this site is researched from Manatee County's published materials and kept current, but it is general guidance — not a substitute for confirming requirements for your specific parcel with the county.

Who we are and what we do

Manatee Driveways operates manateedriveways.com. We are a marketing and referral service for east Manatee County, Florida. We publish information about driveway and culvert work, and we connect property owners with licensed, insured local contractors who perform it.

We are not a construction contractor. We do not excavate, grade, place material, install culverts, pull permits or perform any physical work. Introductions are free — we do not charge property owners and we do not mark up a contractor's price.

The contractor relationship

If you engage a contractor we introduce you to, that is an agreement between you and that contractor, and only between you and that contractor. It covers price, scope, schedule, workmanship, warranty, insurance and everything else about the job.

Which means, plainly:

We are not responsible for the quality, timeliness, safety or cost of work performed.
We do not guarantee, warrant or insure any contractor's work.
We are not liable for property damage, injury, delay, cost overruns or failed inspections arising from work you contract for.
Disputes about the work are between you and the contractor. We'll tell you who we referred you to and when, but we can't resolve it for you.

What we do take seriously

Referring you to someone incompetent is bad for our business as well as your driveway. We ask contractors for evidence of the licensing their scope requires, plus current liability insurance, before we refer anyone to them. But we cannot supervise a job we aren't on, and you should still verify credentials and insurance yourself before signing anything. Ask for the certificate. A contractor who won't produce one is telling you something.

The information on this site

The permit guidance, county specifications, cost explanations and material comparisons here are researched from Manatee County's published application materials, Land Development Code, and direct contact with county staff. We correct things when we find them wrong, and we say so when we're unsure rather than guessing.

But it is general information, and it has limits:

County requirements change. Fee schedules, forms, department routing and code sections are all revised from time to time. Some of the county's own published documents are years out of date and contradict each other.
Your parcel may carry conditions this site can't anticipate — easements, non-county-maintained right-of-way, flood zone, deed restrictions, soil conditions.
This is not legal, engineering or surveying advice. Where a decision turns on the answer, confirm it with Manatee County, a licensed surveyor, or the appropriate professional.

We provide this information as-is, without warranty of accuracy or completeness, and we're not liable for decisions made in reliance on it. If you spot something wrong here, tell us — we'd rather fix it than defend it.

Contacting us

When you call or submit the form, you're asking to be introduced to a contractor, and you agree we can pass your details to one for that purpose. Our privacy policy covers what we collect and who sees it, including that calls are recorded with an announcement.

Please don't submit information that isn't yours to submit, and don't use the form for anything other than a genuine enquiry.

Using the site

The content here — the writing, the research, the structure — belongs to us. You're welcome to read it, print it, and take it to the county or to a contractor. You may not republish it wholesale or pass it off as your own.

Don't attempt to disrupt the site, scrape it at volume, or use it to send unsolicited commercial messages.

We link to Manatee County and other external resources because they're useful. We don't control them and aren't responsible for their content or availability.

Limitation of liability

To the extent the law allows, our total liability arising out of this site or a referral is limited to what you paid us — which, since introductions are free, is nothing. We are not liable for indirect, incidental or consequential damages.

Nothing here limits liability that can't lawfully be limited.

Governing law

These terms are governed by the law of the State of Florida. Disputes go to the courts serving Manatee County, Florida.

Changes

We may update these terms. The date at the top shows when they last changed. Continuing to use the site after a change means you accept the revised version.
