There are two Lakewood Ranches as far as driveways go. Inside the deed-restricted neighborhoods, the driveway came with the house and any changes run through an HOA. Out on the eastern acreage — toward Lorraine, Rye Road, and the parcels along SR 70 and CR 675 — you're in rural Manatee County, with a ditch out front and a county permit to pull.

That eastern side is where we work.

What the ground does here

This is the transition zone. On the eastern fringe, undeveloped or lightly developed acreage can resemble the broader east-Manatee landscape found toward Myakka City — low-relief sandy ground with flatwoods, wetlands and seasonal drainage constraints. Parcels here are often smaller and frontage more likely paved, which brings the county's apron restriction into play.

But conditions vary a great deal. Developed areas commonly have engineered stormwater systems, altered grades, imported fill, ponds and conservation buffers, while older acreage may retain more natural or agricultural drainage patterns. Two neighbouring parcels can behave quite differently.

The permit, in Lakewood Ranch terms

Out on the eastern acreage you're in unincorporated Manatee County, which means the county permit applies regardless of how close the nearest deed-restricted neighbourhood happens to be. Flat $118, culvert required in the right-of-way, grades set by county personnel once the drive is staked.

If your parcel does sit inside an association, treat the two as separate approvals. Satisfying an architectural review committee has no bearing on the county permit, and satisfying the county has no bearing on your deed restrictions. Both have to happen.

Recently developed ground is a documentation question

Lakewood Ranch continues to expand eastward, and recently developed or actively developing parcels may have regraded soils, imported fill, constructed stormwater systems and disturbed native soils.

None of that is inherently a problem — engineered fill placed to specification is what most of Florida is built on. What matters is whether the documentation exists for your parcel. For any driveway, slab, septic or drainage decision, the grading and as-built plans plus geotechnical or compaction records are worth having in hand.

The second consideration is changed drainage. When ground upstream gets reworked, water that used to go one way may now arrive somewhere else. If your drive was fine for years and started failing after neighbouring land was cleared, mention it — it changes what the fix needs to be.

Do HOA rules or county rules apply to my driveway?+

Potentially both, and they're independent of each other. The county's permit requirement applies to the portion extending from your property line toward the road no matter what your association says. Deed restrictions may separately limit materials or appearance — worth checking before you settle on a surface.

New fill was placed on my lot. Can I build the driveway now?+

It depends on the documentation for your parcel, not on the fact that earthmoving happened nearby. Properly engineered structural fill is placed and compacted to specification and is perfectly fine to build over.

Whether yours was is answered by grading and as-built plans, geotechnical records and compaction testing — worth obtaining before any driveway, slab or septic decision. We'd rather ask for those than guess.
